Our Process for Custom-Built Homes, Remodeling, and Commercial Construction in Lancaster, York, and Surrounding Areas in Pennsylvania and Maryland
The 6-Step Kreider and Diller Process
While the specifics of a project can vary in scope, size, and budget, there is a certain process that every one of our home remodeling and custom built homes goes through. Called the 6-Step Kreider and Diller Process, it’s proven to foster better communication, create a collaborative design, and end with a finished product that both the owner and contractor are completely satisfied with.
So whether you are looking to remodel your existing bathroom, add an addition to your home, or renovate a commercial building, here’s the process you will go through:
1. Free Consultation
In your first meeting with Kreider and Diller, you turn your dreams and Pinterest ideas into a general outline for the project. During this consultation, we’ll listen to your needs and design ideas and help you establish a budget for your project. Based on this initial conversation, we’ll draw up a custom design that’s tailored to your needs and budget.
2. Project Estimate
We’ll provide an estimate of your project’s cost, plus a set of preliminary drawings based on that estimate. This eliminates guesswork because it describes precisely what we are proposing and why. And it ensures that our plans for your project keep both your needs and your budget in mind.
3. Design Agreement
The next step is to enter a design agreement. This means we establish a contract for the more detailed designs of your project, covering everything from engineering and blueprints to choosing the layout and features of your new space.
The cost of the design agreement will be determined by the size and complexity of the project. If you enter into a construction contract with Kreider and Diller Builders within six months, the cost of the agreement will be applied toward your final cost.
4. Contract for Construction
After the design process is finished, and you have the completed designs in your hand, we sit down to sign a construction contract. This agreement will include the cost of construction, materials, and set a schedule for the project to be finished.
After you sign the contract, we’ll obtain the construction permits and prepare to begin your custom project. We will communicate with you regularly so that you know the plan and schedule for your project from start to finish.
We are able to keep the building process moving because we have our own team of carpenters and our own custom millwork shop. Our professional construction crews take pride in their work, treating every project as if they were building their own home. Our site supervisors keep the work site clean, and we work hard to get your project completed on time.
6. Warranty & Customer Satisfaction
We want you to be completely satisfied when your project is finished. That’s why we offer a one-year contractual warranty, and we service every project for up to three years — both at no cost to you!
